Separate needs from preferences
A need is something the home must do: provide step-free access, keep a commute manageable, or fit your household. A preference might be a particular countertop or paint color. Write three essential needs and three flexible preferences before touring; revisit the list when your circumstances change.
Look beyond the listing photos
Visit the area at different times, test the actual commute, and investigate noise, parking, and access to daily services. Verify school boundaries and local rules directly with the responsible agency. A listing description is a starting point for questions, not proof that a feature is permitted or usable.
Compare homes using the same sheet
For every serious option, record the full monthly cost, immediate work, insurance availability, and relevant association restrictions. A condo can reduce some individual maintenance duties while adding shared financial obligations. A lower price can be offset by higher dues or significant repairs.
