How It Works

Review before the signing appointment

For most covered mortgages, you must receive the Closing Disclosure at least three business days before consummation. Compare it with the latest Loan Estimate and question unexplained changes. Review the note, deed, and other documents early enough to understand what you will sign.

Treat wiring instructions carefully

Confirm instructions directly with the escrow or settlement company using a phone number you independently verified earlier. Do not rely on a number or link in a last-minute message changing bank details. If money may have gone to a scammer, contact your bank immediately and report the incident through appropriate authorities.

Confirm the handover milestone

The final walkthrough checks agreed condition and completed work; it is not a replacement for inspections. Signing, funding, recording, and possession can occur at different times. Ask when recording will be confirmed, when keys can be released, and whether the seller has any agreed right to remain after closing.
