Shop the property before committing
Insurance pricing and availability depend on the property and insurer. Obtain a property-specific quote during your investigation period and confirm the lender’s requirements. A listing estimate or the seller’s existing premium does not establish what you can purchase. Ask when coverage can begin and what conditions apply.
Read coverage as well as price
Review dwelling replacement coverage, personal property, liability, additional living expenses, deductibles, and exclusions. Rebuilding cost differs from market value because the purchase price includes land and other factors. Standard homeowners coverage generally excludes flood and earthquake damage; separate coverage or endorsements may be needed.
Make disaster planning an annual habit
Discuss wildfire exposure, building-code upgrades, and relevant flood or earthquake coverage with a licensed insurance professional. If offered a FAIR Plan or other limited policy, ask what additional coverage fills the gaps. Keep a photo inventory, update major changes to the home, and review renewal notices before a policy ends.
